It's the first formal step in the tenant screening process, usually completed before background or credit checks.

2 to 3 references is the sweet spot. At minimum, ask for 1 previous landlord reference and 1 personal or professional reference. If the applicant has rented before, requesting 2 landlord references gives you a clearer picture of their track record, especially if their most recent tenancy ended on a sour note and they'd rather you not call that one.
