For commercial roofs, add HVAC curb flashing and drainage specific to flat or low-slope systems.

Use specific, factual language — avoid vague terms like 'damaged.' Note the type of damage (impact from hail, wind-lifted shingles, storm-related flashing failure), its location, approximate extent, and any direct evidence of water intrusion. Photo documentation attached to each finding makes the report far more defensible.

Yes, with some customization. Commercial roofs often use flat or low-slope systems with membrane coverings, which have different failure modes than pitched residential roofs. Add fields for membrane type, seam condition, and drainage system inspection for commercial applications.

Enough to show the overall condition of each section and close-ups of every defect noted in the report. At minimum: a wide shot of each roof slope, close-ups of any damage or wear, condition of all flashings, gutters, and any areas of concern. For insurance claims, more documentation is better.
