A Loan Estimate is a required disclosure for most residential mortgage applications in the U.S. This form helps lenders provide borrowers with a standardized, RESPA-compliant summary of their estimated loan terms, closing costs, and projected monthly payments.

The template covers the loan amount and interest rate, projected monthly principal and interest payments, estimated total closing costs itemized by category, cash required at closing, prepaid interest, and disclosures about rate lock status, escrow requirements, and applicable loan features.

Delivering a clear, well-organized estimate builds trust and helps borrowers compare offers from multiple lenders accurately. It's not just a regulatory requirement — it's a communication tool.

Loan Estimate Form Template FAQs:

Under RESPA/TRID rules in the U.S., lenders must deliver the Loan Estimate within 3 business days of receiving a complete loan application. The borrower must receive it at least 7 business days before closing.

Loan terms, projected monthly payments, closing costs (both lender and third-party), cash to close, rate lock information, and disclosures about specific loan features like prepayment penalties, balloon payments, or negative amortization.

Some costs are subject to zero tolerance (can't increase), others to a 10% tolerance, and some can change freely. Lenders must issue a revised Loan Estimate when certain triggering events occur that change fees within tolerance limits.

No. The Good Faith Estimate was replaced by the Loan Estimate in 2015 as part of the TRID rule changes. The Loan Estimate has a standardized format designed for easier consumer comparison across lenders.

The Loan Estimate creates good-faith obligations within the tolerance categories. If final costs exceed tolerance limits without a valid changed circumstance, the lender may have to absorb the difference at closing.
